Limited Warranty: Watts Regulator Co. (the “Company”) warrants each product to be free from defects
in material and workmanship under normal usage for a period of one year from the date of original ship-
ment. In the event of such defects within the warranty period, the Company will, at its option, replace
or recondition the product without charge.
THE WARRANTY SET FORTH HEREIN IS GIVEN EXPRESSLY AND IS THE ONLY WARRANTY
GIVEN BY THE COMPANY WITH RESPECT TO THE PRODUCT. THE COMPANY MAKES NO OTHER
WARRANTIES, EXPRESS OR IMPLIED. THE COMPANY HEREBY SPECIFICALLY DISCLAIMS ALL
OTHER WARRANTIES, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO THE IMPLIED
WARRANTIES OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE.
The remedy described in the first paragraph of this warranty shall constitute the sole and exclusive
remedy for breach of warranty, and the Company shall not be responsible for any incidental, special
or consequential damages, including without limitation, lost profits or the cost of repairing or replacing
other property which is damaged if this product does not work properly, other costs resulting from labor
charges, delays, vandalism, negligence, fouling caused by foreign material, damage from adverse water
conditions, chemical, or any other circumstances over which the Company has no control. This warranty
shall be invalidated by any abuse, misuse, misapplication, improper installation or improper maintenance
or alteration of the product.
Some States do not allow limitations on how long an implied warranty lasts, and some States do not allow
the exclusion or limitation of incidental or consequential damages. Therefore the above limitations may
not apply to you. This Limited Warranty gives you specific legal rights, and you may have other rights
that vary from State to State. You should consult applicable state laws to determine your rights. SO
FAR AS IS CONSISTENT WITH APPLICABLE STATE LAW, ANY IMPLIED WARRANTIES THAT MAY NOT
BE DISCLAIMED, INCLUDING THE IMPLIED WARRANTIES OF MERCHANTABILITY AND FITNESS FOR
A PARTICULAR PURPOSE, ARE LIMITED IN DURATION TO ONE YEAR FROM THE DATE OF ORIGINAL
SHIPMENT.

Model RBFF Residential Boiler Fill Fitting should be installed in closed-loop hot
water heating systems as per the piping diagram shown in the Figure 1. Refer to
Figure 2 for RBFF port identification.
Installation Instructions
1. Pipe the system port of the RBFF into the bottom tapping of the air separator
using a 1/2" black or brass nipple. The RBFF can be installed with the valve
handle and pressure gauge facing in any direction - select a 1/2" nipple length
appropriate for the installation and tighten until positioned for easy access
and/or piping considerations. Be sure to allow enough room for operation of
the water pressure regulator valve fast-fill lever.
2. Install the expansion tank in the bottom 1/2" female expansion tank port of
the RBFF.
3. The water pressure regulator valve may be installed directly to the 1/2" male
thread of the RBFF fill port. The use of a backflow prevention device such as
the Watts 9D is recommended – check local codes for backflow prevention
requirements.
Important Note: A shutoff valve must be installed on the cold water line
upstream of the water pressure regulator valve and backflow device!
Normal Operation
During normal operation of the heating system, the
RBFF valve handle must be locked in the all-ports-
open position as shown in Figure 3 with drain
port closed (screwdriver slot perpendicular to the
drain port) and drain port cap installed. To operate
valve, push in to disengage spring-loaded handle
from locking tab. The handle can be turned in
either direction and will pop up and lock in place
at the four positions shown in Figures 3 through 6.
The short nub indicates the closed port; the long
wings indicate the open ports.
Function 1 - Expansion Tank
Replacement/Air
Charge Maintenance
1. Push in and turn RBFF handle 90° counter-
clockwise and lock into the expansion tank-
port-closed position as shown in Figure 4.
2. Make certain RBFF drain port is closed – the
screwdriver slot must be perpendicular to the
drain port. Slowly remove cover from drain port
and attach hose.
3. Slowly open drain port by turning the drain port
valve to the open position (screwdriver slot par-
allel to drain port) to relieve pressure on expan-
sion tank diaphragm.
4. Using a suitable air pressure gauge, check
expansion tank air charge level via the tank’s
Schrader valve and adjust as needed.
Important note - see expansion tank manu-
facturer’s instructions for additional information
on charging expansion tank! The air pressure
charge should match the system fill pressure
(water pressure regulator valve) setting. If replac-
ing tank, remove old tank and install new tank.
Check air charge in new tank and adjust if needed.

5. Close drain port (screwdriver slot perpendicular
to drain port).
6. Remove hose from drain port and reinstall drain
port cover.
7. Push in and turn RBFF handle 90° clockwise
and lock into all-ports-open position as shown in
Figure 3 to place system back in operation.
Function 2 - Water Pressure
Regulator Valve
Service/Replacement
1. Push in and turn RBFF handle 180° and lock into
the fill-port-closed position as shown in Figure 5.
2. Close isolation valve on the cold water supply line
to water pressure regulator valve.
3. Service/replace water pressure regulator valve.
4. Slowly open supply line valve to water pressure regulator valve.
5. Push in and turn RBFF handle 180° and lock into the all-ports-open position as
shown in Figure 3 to place system back in operation.
Function 3 - Water Pressure Regulator Valve Adjustment
To increase system fill pressure:
1. Follow the entire Function 1 procedure above to set expansion tank air charge to
match desired fill pressure level.
2. Push in and turn RBFF handle and lock into the system-port-closed position as
shown in Figure 6.
3. Using the RBFF pressure gauge as a reference, adjust water pressure regulator valve
to desired level.
4. Push in and turn RBFF handle 90
° counterclockwise and lock into the all-ports-open
position as shown in Figure 3 to place system back in operation.

To decrease system fill pressure:
1. Push in and turn RBFF handle 90° clock-
wise and lock into the system-port-closed
position as shown in Figure 6.
2. Turn water pressure regulator valve adjust-
ment screw to reduce pressure.
3. Make certain RBFF drain port is closed –
the screwdriver slot must be perpendicular
to the drain port. Slowly remove cover
from drain port and attach hose.
4. Slowly open drain port (screwdriver slot
parallel to drain port) until water pressure
regulator valve starts to fill.
5. Close drain port (screwdriver slot perpendicular to drain port) and read pres-
sure on the RBFF pressure gauge.
6. Repeat steps 2 through 5 as necessary to achieve desired fill pressure.
7. Remove hose from drain port and reinstall drain port cover.
8. Follow all steps in the Function 1 section above to reset expansion tank air
charge to match the water pressure regulator valve setting.
Other Functions
The ball valve drain port may also be used for a variety of other draining and fill-
ing operations. The RBFF handle will usually be rotated 180° and locked into the
fill-port-closed position for these operations.
